Before we agree to represent a development, one of our directors will fly out to Cyprus to view it and to run through the specification with the developer. We will only recommend to our clients properties we have approved ourselves, and as a result our properties are in the best positions, either with good sea views and easy access to the many excellent beaches in this part of Cyprus, or located in some of the most up and coming village areas with excellent community spirit and great facilities for those who want to make a more permanent move to the sun. With a modern design, every property blends in perfectly with the surrounding area and many of our developers’ architects have been praised for this achievement.

Carnival will then assist you at every stage of the administrative paperwork and will provide you with fast and straightforward advice throughout the buying process.
Cypriot Property Ownership
Non Cypriots wishing to purchase property in Cyprus require a residential permit. Residential permits are easy to attain and are separated into the two following categories - the temporary Residence Permit and the Permanent Residence Permit which is authorised by the Council of Ministers. This is called the “Acquisition of immoveable property by non-Cypriots” and is granted almost as a matter of course for all bona fide residential properties. Whilst the application is being approved the purchaser is entitled to live in or rent the property without restriction. Your lawyer will make this application on your behalf which will normally take about 6 to 8 months.
Temporary Residence Permit
Non EU nationals are able to purchase property not exceeding 2,700 square meters. The granting of this permit requires the existence of a bank account in Cyprus and a sales agreement of the property purchased. Temporary residence status can be from one to four years.
Permanetn Residence Permit
In addition to the above requirements, the applicant must establish evidence of a secured annual income of not less than 9,055 Euros.
Delivering your Property
Once you have decided on a property, the developer’s after-sales team starts preparing it for delivery, taking into consideration your preferences. When you receive your new property it will be ready for you to move in if you wish. In partnership with the developers, our after-sales services includes the following:-
- Guiding you through the choice of property finishing such as tiles, doors, kitchen worktops and cupboard doors of your choice
- Assisting you in dealing with utility companies e.g. water, gas and electricity supplies
- If requested, we can help you to furnish the property by introducing you to local furniture companies
- Assistance in choosing electrical appliances and helping with their installation
- Interior design assistance is often available, with guidance on how best to decorate your property to appeal to prospective tenants or to match the style of your own preference
- Thorough cleaning and general preparation of your property before completion
- Initial gardening and landscaping of your property’s garden
