Trying to define contemporary designed property is actually very difficult, although a common thread may be that modern contemporary villas for example use innovative design, combined with the very latest materials, in order to make the most of the available space, natural light and views from the property ­ and to do this in a way that minimises the affect of the property on the environment. A thermally efficient property employing a clever natural ventilation system with have a low carbon footprint, would also be a common expectation of a contemporary design villa.

Disadvantages of contemporary property :

The boxy designs that tend to represent the majority of contemporary design property may not be to the taste of traditionalists, who still appear to be in the majority.

Because of i) above, a contemporary designed villa may be more difficult to sell than a traditional property of similar dimensions and location.

Build costs may be higher than traditional build due to the employment of the latest techniques and materials.

Who buys a contemporary property?

Our experience is that people who buy individual, or contemporary architect designed villas are not just interested in the investment potential of their property; owning a modernist property that stands out from the crowd and offers a unique living space that is at the same time built to eco-friendly guidelines is all part of the attraction.

Beautiful contemporary properties are nothing new, but it takes an extra spark of creativity to meet the modern needs of the people living inside. These homes of the future offer a healthy living environment, utilise sustainable design, unconventional locations or otherwise clever ideas to stand out. The owners themselves may have specific functional requirements in mind, for example remote operation of every electrical installation - a luxury by any standard.

Contemporary designed properties, utilising the most modern building techniques, enable building to take place in previously un-thinkable locations ­ in many countries, building a property in an area known to flood would never have been given serious consideration a decade ago but global warming and the realisation that there is a finite amount of building land available, is forcing architects to think outside of their normal parameters, so building a dry, comfortable contemporary property on stilts to allow for seasonal flooding, is now a reality. Radical thinking will be an advantage if the best views from a property are available from higher up. Often these vistas are enjoyed mainly when a roof terrace is used but in contemporary designed property, anything goes if the living experience is enhanced and it may be better to use the ground floor for the bedrooms and reserve the upstairs for eating and relaxing.
