Carnival Investment Properties Limited was created in response to requests from clients of our financial services business, for an alternative investment vehicle to equity-based investments. Traditional investment products such as unit trusts, ISA's, pensions and endowment policies had for some years previously, been performing badly and so we have applied some of our expertise to research a broad spectrum of property investment opportunities.
Property investors come in many guises; from the professional investor who may wish to buy ten or more properties at a time, to the private investor who perhaps wants to buy his first overseas property. Top tips for investors
- Buying property as an investment can be extremely profitable but you should be aware of the initially high costs involved and the fact that this is not a get rich quick scheme.
- Investing in property requires thorough research before undertaking any purchase and you should take professional advice at all stages of your investigations.
- Accept that your most profitable capital growth may occur over the medium to long term; that is, five to ten years from the initial purchase.
- You must find valid reasons to buy a given property; look at travelling distances from the nearest airport of entry, local facilities, shops, bars and restaurants.
Ask yourself the following questions and research the answers so that you have a full picture of the advantages or disadvantages of buying
- Is the infrastructure good? Are there good motorway links to airports?
- Are there plans for new airports or motorways in the area you are considering buying?
- How many UK and European destinations are served by the nearest airport?
- How many golf courses are nearby; are they of good quality.
- What are the beaches like? Are they easily accessible, clean, protected in the summer by lifeguards?
- What are the statistics for crime locally? Should you be avoiding the area?
- Be aware of statistics, they will help you to make correct decisions eg 50% of British holidaymakers will not travel more than 45 minutes from their airport of entry to their final destination. If you intend to rent out your property you need to know this information, prior to buying your dream home in the wrong place!
- How many days rain would normally be experienced in your chosen area - how many hours sunshine and when?
- Can your chosen property be mortgaged? How much will the mortgage cost and over how many years will you be repaying it?
- What are the running costs of your property likely to be?
- How many weeks do you need to rent the property out for (and at what times of the year), in order to cover your expenditure.
